Being a real estate can be tough if you can’t get enough leads of motivated sellers. Even with the bailout actions of the government, property values continue to fall and competition is making it challenging for investors.

It would seem that with an increasing rate of foreclosures, layoffs and a recession in full force that there wouldn’t be a lack of motivated sellers. Honestly, there isn’t. How do you track them down?

The internet is a great resource for locating motivated sellers. If you look around even a little you’ll find plenty of services offering motivate seller lead lists. I’m talking about an online presence that the owner controls and has exclusive access to. Essentially, a way for motivated sellers to contact you through a site that you own.

How do you put an enterprise like this into action? It starts with a professional-looking website. It should show you as a serious business owner with the means and capital to solve the motivated seller’s problem. It should demonstrate that you’ve worked out problems for other motivated sellers. Provoke the visitors to want to work with you by using compelling sales copy. It should contain avenues for them to submit their property details and contact information to you.

Firstly, design an excellent looking site designed to persuade your visitors or hire it out. Optionally, you could customize a template that you purchase. It will take some coding skills to make something from scratch or even modify a template. Capital is required if you’re going to hire someone unless you have a brother-in-law in the business. Put a value on your time and decide whether it’s worth it. Is your time worth $20 an hour to make it yourself? Do you have time on your hands and not much money?

Convincing testimonials should also be included. If you’ve been using any sort of credibility kit when you meet with sellers just transfer it online. Actual photo-copied letters are excellent if you have them. Additionally, streaming audio of customer testimonials works great. There is nothing more convincing than a satisfied customer.

Your visitors will complete your online forms if you use compelling copy. It’s no secret that Dan Kennedy is a great person to emulate when writing your copy. Finally, include plenty of lead generators. These are forms online that your visitors fill out. The forms capture vital contact information as well as details about their property. Storing the data is vital and it will be necessary to do some minor programming to connect the form fields to the database.

Now that your site is live the last step is getting motivated sellers to see it. Using the major search engines to advertise is a great way to do this. This can be done with searching engine optimization and PPC. After you are getting visitors you may want to tweak your content to make it better. If your visitors aren’t turning to leads the way you would like then try rearranging or re-writing the content. I’ve discovered that you can increase your conversion rates with a squeeze page.

With a good overal web solution and effective PPC and SEO campaigns you’ll be receiving the motivated sellers you need to increase your bottom line.
