Using the Time Tested Methods for Assigning Houses and Assigning Options

There are different meanings that people mention for flipping. Some mention it as actually buying a property, then quickly fixing it up to resell it. This is something you can implement but there are also additional financial risks that can be a problem, particularly in flat or stagnant areas.

When we discuss flipping, we are talking about tying up homes at a discount and then assigning (or flipping) them to another buyer for a quick profit. While we refer to real estate wholesaling, we are basically mentioning finding houses at a discount and assigning them at a discount to another investor or rehabber; thus the term wholesale. For further details on jargon, when you assign a house to another person, this just means you are providing the right to them to take ownership of the home directly from the home owner.

After you get a home under contract, you will have control. Then you can pass it on to another rehabber at a higher price or for a flat fee so they can close on it. They take your place in the option, then take ownership of the home, handle renovating it and either keep it or sell it to an end buyer for full price. A real estate system like the one created by Matthew Sorensen is a great no issue option to create quick profits using little or no cash or other lending techniques.
